Booking terms & conditions

Reservations of accommodation are accepted by the estate through the Letting Manager or Strutt & Parker on behalf of the owners of Shiel Lodge on the following conditions:

  1. Contract of Hire
    The hiring contract shall be between the Hirer and the owner of the property and shall be deemed to be made subject to these conditions of Hire. The Contract of Hire confers upon the hirer the right to occupy the property for a holiday only.
  2. Initial Payment
    Bookings will be confirmed upon receipt by Strutt & Parker, of the required non-refundable deposit payment, being one third of the full cost for the period of hire (cheques made payable to Burton Property Trust), together with a signed copy of these terms and conditions. However, if the booking is made within one month of the holiday commencement date, the full accommodation rental will be required. Once a confirmation of Booking has been issued by Strutt & Parker or the Accommodation Manager, the Hirer is responsible for the total published price of the property.
  3. Balance Payment
    The Balance of Hire will be due for payment one month before the holiday commencement date. Strutt & Parker reserve the right to cancel a holiday where full payment has not been received less than three weeks before the holiday commencement date.
  4. Booking Cancellation
    Once a booking is confirmed by Strutt & Parker or the Accommodation Manager a contract has been made. The deposit cannot be refunded thereafter and the balance of payment is due not less than one month before the holiday commencement date. However, if written notice of cancellation is received, Strutt and Parker will attempt to re-let the accommodation. No guarantee is given that the accommodation can be re-let but in the event of re-letting taking place, the deposit only will be retained by the Estate and any balance will be returned to the Hirer. In order to protect yourself we recommend that suitable insurance be taken out against cancellation.
  5. Damages
    The Hirer is responsible during the period of let for any losses or damages to furniture, fittings and structure, or any other Estate Property, whether caused wilfully or not. Any such loss or damage must be repaired, replaced or paid for by the Hirer, to Strutt & Parker’s satisfaction. In the event of damage occurring please notify the Accommodation Manager immediately. A £70 damages deposit is payable with the balance of hire payment. This is refundable after the completion of the period of hire subject to a deduction for any damage and breakages, or any additional cleaning required.
  6. Hirer’s Responsibility
    The Hirer is responsible for the property and is expected to take all reasonable care of it. All equipment, utensils, etc. must be left clean and the property must be left tidy at the end of the period. Strutt & Parker reserves the right to charge for any exceptional cleaning required.
  7. Complaints
    If the Hirer is not entirely satisfied with the accommodation offered, he/she should first contact the Accommodation Manager (07766770796) and or then contact Strutt and Parker immediately (01463 719171). Any complaints should be followed up in writing.
  8. Personal Belongings
    You are asked to remove all food and belongings at the end of your stay. If items of furniture have been moved at all, please replace them as they were at the beginning of your stay.
